Tenant FAQ

What is required to apply for a rental?
Everyone age 18 and older must submit an application with valid photo id, proof of income and appropriate application fee.
Once my application is approved is my rental unit guaranteed?
All of our rental properties are unique in size and features. Once you have found your perfect home and submitted an approved application, a non-refundable hold fee that will be credited towards move-in fees, is required to reserve the property.
Can I pay rent online?
Absolutely! Our secure, web-based management software offers tenant portals with convenient e-check and credit card payments. You will also have access to view documents and submit maintenance requests.
What utility companies will I need to contact for service?
Our agents will provide a move-in guideline that will have the utility companies to contact for service specific to your new home.

What services will you provide for my home?
Our attentive property management team handles all the details and logistics of your rental from competitive market pricing and leading edge marketing media channels, to our established screening process to provide qualified tenants to place in your well-maintained rental property. We offer a wide range of services to protect and maintain the value of your property.
Do you provide maintenance?
Our team of trained maintenance engineers provide 24/7 on-call emergency maintenance along with minor repairs and preventative maintenance. We also manage contractors and vendors for you, ensuring the job is done correctly at a fair cost saving you money in the long run. Our hands-on management team conducts routine preventative maintenance inspections along with complete move out inspections after each tenant prior to releasing security deposit.
How long is the rental contract term?
You are not obligated to a lengthy management contract, we can determine the best plan for you and your property before marketing your home. To terminate the contract a 60-day notice in writing is required. Once a lease is in place with a tenant, law requires the contract to be honored in full.
What is your accounting cycle?
Each month, we will provide owners with an accounting of income and expenses. Statements are available online through your convenient owner portal. Rental funds are dispersed on the 15th of each month conveniently through direct deposit to your bank account.
Do you offer any other sources of advertising?
